Including inflation in real estate prices, and more particularly in large French cities – the average price per m2 increased by 6.5% over the year 2020, and it takes on average € 265,500 to access the property … This is what emerges from the LPI-Se Loger Barometer, which also a ranking of the 10 agglomerations with more than 100,000 inhabitants where real estate is the most expensive per square meter.

    Pandemic obliges, some predicted a rush towards the campaign of Parisian white-collar workers or other metropolises, favored by the generalization of teleworking. If INSEE data shows that the capital has lost more inhabitants each year since 2013, deserters often remain in Ile-de-France, and the exodus has not lowered prices – fewer buyers buy there to live in, but an apartment in Paris remains a popular investment. On the contrary: the square meter has increased by 5.7% in one year.

    And in the suburbs, the prices explode: behind Paris, two agglomerations of Ile-de-France complete the podium. Even Saint-Denis, symbol of a popular Ile-de-France, is among the top 10 most expensive cities with more than 100,000 inhabitants in France. Thus, with two municipalities in the ranking, Seine-Saint-Denis (93) is the most represented department.
